Context
The landowners, Alban Developments Ltd. and CALA Homes, submitted an outline planning application (ref. 5/2022/0927) in May 2022.
This sought approval for up to 391 units (including 3% self-build and 40% affordable), provision of land for a new 2FE primary school, open space, and landscaping. Outline planning permission was granted in March 2024.
Taylor Wimpey controls the northern section of the site, shown edged red and blue on the plan below (blue being the land designated for the new school). The intention is to submit a 191-unit reserved matters application separate to any CALA Homes reserved matters application on its southern parcel.
The reserved matters site area extends to 5.86 hectares. To the north of the site, and bounded by Chiswell Green Lane, are a number of existing farm buildings which will be demolished. The site slopes from north down to the southern boundary with the CALA development site.
